Coastal Beach House Insurance Programs in South Carolina
Primary Plan (Ultra) – this program is designed for families that reside in their beach house as a primary residence. We want to make sure you are covered foundation to shingles and all in between not only with the home itself, but all your valuables and personal belongings.
Secondary w/ Some Rental (Deluxe) – this program is designed for families that use their beach house as a secondary home. It is a scaled down version of the Ultra plan but still provides all the same bells and whistles to insure the property itself. Where it differs is that it’s a little bit lighter in the personal property and loss of use coverage areas, which can save you a lot of money. This plan also allows for some rental exposure (typically up to 16-20 weeks a year).
Vacation Plan (Deluxe Lite) – this program is designed for families and corporations that primary use their beach house as an investment property to rent out most of the year. It is important that if you rent your property out over 50% of the year, you have specific insurance in place for this exposure.
Things to consider when insuring your beach house:
- Will my current policy insure me if I rent it on a weekly or daily basis?
- Do I have loss of rental income coverage should a loss not allow me to rent my beach house?
- How are my personal belongings covered? (furniture, art work, clothing)
